473 Albany Highway Development
Brownfields redevelopment into a large subdivision, managing old piled foundations and variable fill through design and construction.
- Location
- Albany, Auckland
- Sector
- Land development

Project overview
Gibb Ritchie has provided geotechnical investigation, detailed design support, construction monitoring and certification services for the redevelopment of 473 Albany Highway in Albany, Auckland. The project transforms a previously developed site into a large subdivision and development platform, requiring extensive earthworks, infrastructure upgrades and geotechnical input through design and construction.
Alongside the wider land development works, we also undertook geotechnical investigations and foundation assessments for proposed bridge infrastructure within the development.
Key challenges
- Redevelopment of a brownfields site with existing structures and buried foundations
- Management of historic piled foundations and variable fill encountered during earthworks
- Geotechnical solutions to support subdivision, infrastructure and future development platforms
- Responsive construction-phase support to manage changing ground conditions during redevelopment
Our solution
We carried out additional site investigations, geotechnical assessments and detailed design support for the development. Our involvement included geotechnical reporting, engineering plan approval support, earthworks specifications, construction monitoring, geotechnical certification and advice on foundation design across the site.
As part of the wider infrastructure works, we also completed investigations and foundation assessments for proposed bridge structures within the development.

We have supported the project team throughout the redevelopment with earthworks, subgrade assessment, foundation issues and geotechnical compliance. Through ongoing monitoring, inspections and technical advice, we have helped identify and manage the site-specific risks that come with historic development, old foundation remnants and variable ground found during construction.
